Well & Septic Inspections

A mortgage company usually requires a well inspection if there's a working well and a septic inspection if there's a working septic. If either of these have any issues that need repair according to the reports, they will have to be repaired prior to closing. If the lender doesn't require them to be repaired, this would be a good buyer requested repair.

Order the septic inspection from a licensed septic inspector during the Option Period. When you order from the County, they typically donā€™t dig. When you order from a licensed third-party inspector, they dig up the tank and inspect all parts they can see and test. Make sure you have permission from the seller to dig.Ā 

Order the well inspection fif there's a water well. You'll have to have the well water tested.Ā
